You cannot tell by this chart but, some of these homes were previously listed at higher prices. When the houses are listed at a price where the buying public sees value, the homes are sold quickly. We have seen this trend over the course of 2012. With sellers listing at more realistic prices, buyers seeing value and mortgage rates still at all time lows, we can expect an even stronger market in 2013 than we did this year. Good news for all.

What we are seeing is what passes for a normal RE market. That 5-20k quibble room is normal and appropriate. What was going on in 2005, et al what just plain nuts!?? Was anyone besides me waiting for the other shoe to drop? Perhaps that was supposed to be the new "normal." But economics is based in math and math is an absolute science.
